UPPER WEST SIDE

176 West 86th Street
One-bedroom, one-bath condominium
Asking price: $485,000
Selling price: $510,000
Time on the market: one week

MUSICAL CHAIRS This 650-square-foot loft-like duplex was sold by a couple who both work in the music business. The wife works for the record label Universal and her husband is a musician. The buyer, a father who bought it for his daughter as an investment property, decided to purchase the unit after fitting under the apartment's second floor, which houses the bedroom and a small office space and has a ceiling 6 feet high.

"There were several potential buyers but they had to pass on making an offer because they couldn't stand up straight on the top floor," said the listing broker, Meredith Fine of BP Vance Real Estate.

The renovated apartment has hardwood floors, a dining area, stainless-steel appliances in the kitchen, a number of built-in units, and a large walk-in closet.

The owners, who are relocating to Tennessee, were in a hurry to move, and accepted the all cash deal, which broke a record for highest purchase price in the building.

Annette Pocica of the Corcoran Group represented the buyer.

HOITY TOITY This 3,400-square-foot apartment on the seventh floor of a building designed by the Fred F. French Company in 1920 is steps from the Central Park boathouse on 72nd Street.

The apartment boasts a square gallery with 11-foot ceilings, a living room with a coffered ceiling, and southern views of the Rhinelander mansion, a glass-enclosed loggia facing the park, and a concealed mahogany pocket-door that opens into a mahogany-paneled library. The apartment, which is wired for sound and features five zones of central air, has a wainscoted dining room with a cove ceiling, a lavish kitchen with custom designed paneled cabinetry, limestone counters, and Jerusalem stone floors.

DECKED OUT BY DESIGN Manhattan apartment shoppers benefit from the city’s design-attuned glitterati, who deck out their apartments to match their stylish professions. When this twentysomething fashion buyer for Ross Department Stores scoured the Upper West Side for a condo, she pounced and paid all cash for this one-bedroom apartment which had been transformed by a Universal Music graphic designer and her musician husband, who had recently relocated to Nashville, Tenn. "It looked like a country home in Manhattan," said exclusive broker Meredith Fine of B.P. Vance Real Estate. The duplex covers 650 square feet and has yellow sponge-painted walls, stainless-steel appliances in the kitchen and a 25-foot-long storage closest. When not outfitting her Manhattan apartment, the Universal Music designer conceived cover art for albums, including the Gladiator soundtrack.

"She had wonderful taste," Ms. Fine said. "There’s really no other apartment around like this one."
