I just wanted to take a moment to express my gratitude for employing such a knowledgable broker, as Joshua Hyman is, to represent your company. When beginning my search for my apartment in New York City, I was told, by others that had already endured the NYC apartment search, it was going to be impossible! I was living in Southern California, and wasn't readily available to travel back and forth from the West Coast to the East Coast to do apartment searching, which made it more difficult than usual. In addition to that, I had a few other challenges: a cat, a not-so-small dog, and less-than-perfect credit. Nevertheless, I contacted Joshua via an advertisement in a local newspaper on Saturday morning, and within an hour he was meeting us at the apartment I now call home! Prior to meeting up with Josh, I had spoke with well over 10 brokers who gave me the run-around, or not even the time of day, when my situation was revealed to them! With Josh, he took everything in stride and immediately began working with me on how to package my application for easiest approval. He acted as the liason between myself, the owner of the apartment, and the building management to get me approved in an effortless and timely matter. After my move in date, he actually even called to follow up to see how I was settling in and how the apartment was coming along. As a broker, she is not a star, she is a MEGASTAR. Young, fast, energetic, and very pretty, she is quite knowledgeable how to evaluate a property, how to appraise it and how to present it to the clients. I have been in real estate business myself since 1976 and I remember very few brokers that would work with such a cheerful enthusiasm, overflowing energy and that would speak with such a serious and convincing eloquence. She definitely knows how to speak with the clients of the highest social and financial status. And I have seen many, many brokers through my lifetime. But I never even imagined that it is possible to put the real estate brokerage at such a high level as Ms. Meredith Fine does. She wasn't the first broker whom I invited. Prior to contacting Ms. Meredith Fine, I invited 3 brokers from 3 major Manhattan brokerage firms. Each one of them gave me about the same appraisal of the property (+ or - $10 thousand dollars). So I knew the price of my property when MS. MEREDITH FINE came to see my place. She asked me many questions. Then she pointed out that the entire property was custom made, and the person who built it, had a great taste and also had money. All the rooms had many enhancing features, some of them very expensive, that were making the entire place very cozy, beautiful, unique, one of the kind. For example, Meredith Fine noticed that one room was in a Japanese style, other room was built in an old Spanish style. Another room had the elements "a la vieille Russie". The study had many very elegant, built-in shelves and was decorated in a Venetian style. The speakers were built-in in the ceilings. The kitchens, the bathrooms were absolutely marvelous, covered by the finest quality marble and with many unique features. The parquet floors were in perfect condition. The electric wiring inside the walls was new. It also had more power that the rest of the apartments in the building. There were 2 or even 3 outlets on each wall throughout the entire property. The central air condition was part of a special system, built with the idea of saving electricity. There were chandeliers on each one of the ceilings. The pipe lines and the bathrooms were new. And many, many, many more extras that were making that property so one of a kind and, thus,more expensive. And there was a backyard with a garden that rises the price of any property in Manhattan. MS. MEREDITH FINE came not once, not twice, but several times to see the place and ask more questions. She did her home work. And she made me an offer: she would sell my property in only two months and at the price that exceeded the 3 previous appraisals in 20%! AND SHE GOT THE PRICE AND SHE SOLD THE PROPERTY IN LESS THAN 2 MONTHS. I enjoyed observing her style to show the property. She looked more like a tour guide in a museum giving explanations to the visitors than a like a broker. And was she fast! This is the way to appraise and to sell the property!
